The structural drivers that have been building since 2019 — IT sector expansion at Infocity, National Highway 16 connectivity improvements, BDA Master Plan 2031 land designations, and growing non-resident Odia demand — have now converged into a market with genuine upward momentum. Understanding what is driving that momentum, and what it means for buyers making decisions this year, is the purpose of this article.

The IT Sector Expansion at Infocity

Infocity, Bhubaneswar's primary IT and technology hub located in the Patia corridor, has been the most consistent demand driver for residential property in the city's northern zone. The campus occupancy rate has climbed steadily since 2022, and the major IT employers — including Infosys, TCS, and a growing cluster of mid-tier technology companies — have expanded their headcount through 2025 and into 2026.

The consequence for residential real estate is direct: a sustained pool of employed professionals in the 28–42 age bracket, earning salaries sufficient for home loan qualification, actively seeking 2 BHK and 3 BHK apartments in established and emerging corridors. Price points remain accessible relative to comparable Indian tier-2 cities.

Chandrasekharpur — Government and Institutional Demand

Chandrasekharpur serves a different buyer profile — senior government employees, doctors, educators, and families prioritising proximity to Bhubaneswar's institutional district. The area benefits from planned development, wider roads, and mature infrastructure. Price appreciation here has been slower but more consistent, with lower volatility than the northern IT corridor.

South Bhubaneswar — The Emerging Corridor

South Bhubaneswar, including Jatani and the NH-16 corridor, represents the growth opportunity of the current cycle. Land prices remain significantly lower than Patia, while infrastructure investment — particularly NH-16 improvements and the proposed Bhubaneswar outer ring road — is bringing these areas into commuting range of the city's employment centres. Non-resident Odia buyers from the Gulf, UK, USA, and Southeast Asia have become an increasingly important segment of Bhubaneswar's premium residential market. Three factors are driving this: a stronger rupee-to-dollar and rupee-to-dirham purchasing power differential relative to 2020; improved transparency under RERA reducing the perceived risk of buying remotely; and a generational shift in which the children of first-generation NRI migrants are returning to Odisha or investing in property for retirement or family use.

  • If you are choosing a corridor, understand what drives demand there — employment, government, or infrastructure. Align your choice with your own timeline: IT corridor properties are more liquid but price faster; emerging corridors offer more upside with more patience required.
  • Bank approval is not a marketing claim — it is an independent verification of project credibility. Check which banks have approved the project and apply directly through the builder tie-up for faster processing.

The Bhubaneswar market in 2026 is not speculative. It is driven by employment, infrastructure, and genuine end-user demand. For buyers who verify correctly, choose carefully, and commit to a timeline, this is a sound market in which to make a significant decision.
